• Provide a plan for locating the right property, at the right price and terms, in an acceptable time frame
• Search using all available methods to locate the property that will best meet the buyerr needs and wants, which may include unlisted properties
• Show the buyer only properties that meet the buyerr criteria
• Represent only the buyerr best interests throughout the buying process
• Maintain confidentiality
• Help the buyer define the buyerr financial ability to purchase, explain alternative methods of purchasing and financing and, if the buyer wish, refer the buyer to appropriate mortgage providers
• Disclose all material facts known about the property and any other relevant information that is likely to affect the buyerr ability to obtain the right price and terms
• Assist the buyer in evaluating the market value of properties and employ strategies which help the buyer obtain the most advantageous price and terms
• Advise and assist the buyer in completing the buyerr purchase agreement
• Refer the buyer to other professionals (building inspectors, lenders, surveyors, solicitors, conveyancers, etc.) for information or assistance as appropriate
• Upon acceptance of an offer between the buyer and the vendor, monitor all pre-settlement activities throughout the closing process
• Communicate with the buyer on a regular basis through the entire process.
